The prevailing culture in urban planning relegates the operational and managerial components to a second level, in favor of an ideal approach that is not conditioned by external factors of an economic, institutional or social nature.
At the basis of any transformation of the territorial structures there is a creative process, there is no doubt. But it is also demonstrated that creativity must be integrated into every component of the supply chain that leads from the idea to the realization of a project
The dramatic events that ravage our territory (collapses, floods, degradation ...) and stasis in the urban regeneration of all the great Italian cities (with the exception of Milan) highlight the need to increase the skills of architects also in urban management
The Course aims to achieve an integration between design knowledge and implementation skills, related to economic mechanisms, management systems, social impacts and public opinion.

The structure of the Course
The course will deal with five thematic areas of a general nature:
- the evolution of Italian and European urban and territorial systems in the era of global economy and digital technologies;
- economic and productive mechanisms in urban transformations and the real estate market;
- the management of urban functions and the sustainable use of resources (from mobility management, to energy, to territorial welfare)
- Strategic plans and models of urban regeneration, maintenance of networks and infrastructures, with reference to the metropolitan suburbs
- The enhancement of the territory reputation, attractiveness and sustainable tourism.

From a point of view of the teaching organization, the course is divided into:
- a first part aimed at providing knowledge on the mechanisms of formation of the urban structure and the tools for their management (feasibility, finance, marketing and communication) systems for dimensioning and measuring the demand for architectural complexes and new urban functions;
- a second one for the direct involvement of the students in the simulation of a concrete feasibility study for an already realized urban project
Contents
1) What is "management" in the urban project
- Management processes and urban production cycle: the components of the architectural design supply chain;
2) The Italian and European cities: paradigms for the analysis of urban systems
- The characteristics of Italian maxopoli: Milan and the "others";
- The European territorial framework and the great directions of territorial development ';
- The relationship between workplace and residence as a parameter to evaluate urban dynamism;
- Analysis of the data and the main demographic, economic, building and social variables;
- The impact on the city of globalization: social gaps and inequalities
3) The functioning of local territorial systems
- Employment and generational change, young people and work: the North-South differences;
- Slow cities and small towns;
- Major metropolitan projects, landscape intervention and smart rurality.
4) Real estate between crisis and recovery
- The real estate market segments: - direct consumption (residential, second homes, properties and rent); - the corporate and investment market;
- The assets of public interest;
5) Real estate finance and services for real estate
- real estate services (property management / facility management);
- The financing of architectural projects: project finance, real estate investment funds, real estate leasing;
- How to assess residential needs and social demand.
6) Infrastructure networks
- How the flows of goods and in-person work. What is logistics?
- Urban mobility and mobility management;
- Digital cities, broadband and internet, media and urban communication.
7) The urban social
- The social parameters of the city;
- The migratory phenomenon in the territorial impact;
- Fears in global cities. Security management.
8) The feasibility of urban projects
- Case studies of national and international projects will be illustrated. During each lesson the urban transformation projects implemented in the following European cities will be illustrated: Oslo, Hamburg, Amsterdam, Copenhagen, London - Olympic Park, Paris - Bercy, Eco District, Bordeaux. Milan. Furthermore, all the issues related to the current management conditions of Roma Capitale will be examined in detail.
